About Onyx by Modern Spaaces
Onyx by Modern Spaaces is a 10-acre residential project near Sarjapur Road, Bengaluru: 624 apartments in 2 & 3 BHK formats, with about 70% of the site kept as open, landscaped space.
A low-density feel at high-rise scale
Onyx by Modern Spaaces places six towers (T1 to T6) of basement, stilt and 13 floors within a landscaped masterplan of walkways, gardens, sports courts and water features.
The project offers 2 BHK homes of 1,634 sq.ft and 3 BHK homes of 1,931 and 2,030 sq.ft (super built-up). Construction uses aluminium formwork, and the project has BMRDA sanction and RERA approval.

The brochure describes Onyx as “a world designed around every you”: seven outdoor zones, each with its own mood.

Connected, yet away from the city’s rush
Onyx is on NH 648 near Sarjapur Road and the upcoming STRR. The brochure calls it “connected yet disconnected”: close to the city’s job hubs without sitting in the middle of the traffic.
The planned SWIFT City next door is intended for start-ups, workspaces, finance and technology. For IT professionals, Wipro on Sarjapur Road and the Infosys SEZ appear on the brochure’s location map.
